# Property management systems for operators with more than one property.

> Hotel PMS and property management platform development: properties, rooms, availability, pricing rules, reservations and day-to-day operations in one hub. Built for multi-property and vacation-rental operators who need onboarding a new property to be a record, not a deployment.

## What the platform manages.

A PMS is an inventory system where the inventory is time. Everything else follows from modelling that correctly.

- **Property and room inventory** — Properties, room types, units, amenities and seasonal configuration modelled so a new building is data rather than a code change.
- **Availability and pricing rules** — Minimum stays, seasonal rates, occupancy pricing, extras and restrictions kept in configuration so revenue changes do not queue behind engineering.
- **Reservations and front desk** — Booking, modification, check-in and check-out, guest records, folios and the daily arrivals view the desk works from.
- **Channel manager integration** — Booking.com and Airbnb integration through a channel manager or direct API, with availability pushed and reservations pulled so a night is never sold twice.
- **Operations and reporting** — Housekeeping lists, maintenance, staff roles and per-property reporting for owners who need occupancy and revenue by building, not in aggregate.

## What multi-property operators run into.

Every one of these is survivable with one building. None of them is survivable with twelve.

- **The same night sold on two channels** — Availability is updated manually, so a booking on one platform reaches the other too late.
- **Rates live in a spreadsheet** — Seasonal pricing is maintained by hand per property, and a mistake is only found after the booking.
- **Adding a property means calling a developer** — The system was built for one building and every new one is a special case in the code.
- **Housekeeping works from a printout** — Room status is not part of the reservation record, so a late checkout becomes a phone call.
- **Owner reporting is assembled by hand** — Every month someone rebuilds occupancy and revenue per building from exports.
- **Direct bookings lose to the channels** — There is no booking engine of your own, so every reservation pays commission.

## Property platforms already delivered.

- **Hujuzatk (hujuzatk.com)** — A multi-tenant accommodation platform: each operator manages its own properties, rooms and availability, with pricing and occupancy rules in configuration.
- **SBL Beauté (sblbeaute.com.au)** — The same availability discipline applied to service slots rather than nights — staff, resources and payments in one record.

## Questions people ask.

**Can it replace our channel manager?**
Usually it should not. A channel manager is a commodity that already speaks to dozens of OTAs. The platform integrates with it and stays the source of truth for availability, rates and reservations — which is where the real value sits.

**We manage apartments, not a hotel. Does that change it?**
It changes the model, not the approach. Vacation rental management software needs owners, payouts and per-unit contracts where a hotel needs room types and folios. Both are the same availability engine with a different record around it.

**Can owners get their own login?**
Yes. Role-based access is part of the multi-tenant model: an owner sees their own units, occupancy and statements, an operator sees the portfolio, and staff see only the day in front of them.
