# A property platform where onboarding an operator is a record.

> Hujuzatk (hujuzatk.com) is a multi-tenant accommodation SaaS: properties, rooms, availability, reservations and day-to-day operations in one dashboard, per operator. Pricing and occupancy rules live in configuration, so adding a new operator is data entry rather than a deployment.

## What was built.

Properties to rooms to availability to reservations to operations — one chain, modelled so each link can be configured per tenant.

- **Tenant model and isolation** — Every record scoped to an operator by construction, with roles that let owners, managers and staff see exactly their own slice.
- **Property and room inventory** — Buildings, unit types, rooms and amenities as data, so a portfolio can grow without touching the application.
- **Availability and pricing rules** — Seasons, minimum stays, occupancy pricing and restrictions expressed as configuration the operator controls directly.
- **Reservations and operations** — Booking, modification and the daily operational view — arrivals, departures and the state of each unit right now.

## The situation.

A platform that has to be one product for many operators who each run their business slightly differently.

- **Every operator has different rules** — Minimum stays, seasons and cancellation terms vary per business, and none of them can be hard-coded.
- **Availability is the whole product** — A wrong answer about one night costs an operator both the booking and the trust.
- **Onboarding cannot need an engineer** — A platform whose growth is gated on deployments does not grow.
- **Reporting has to be per building** — Owners care about their own units, not the operator's aggregate.

## Related systems.

- **SPAP** — The same per-tenant rule model applied to clinic scheduling and a registration desk.
- **Dcey (dcey.com.tr)** — Availability over a date range, this time in a commerce storefront.

## Questions people ask.

**Is this a booking engine or a PMS?**
Both halves of the same system. The booking side answers what is available and at what price; the management side runs the property once the reservation exists. Splitting them is what causes the two to disagree.

**Can it connect to Booking.com or Airbnb?**
Yes, through a channel manager or a direct integration, with availability pushed out and reservations pulled in. The platform stays the source of truth so the same night cannot be sold twice.
